2 Buildings Possible for Rotting Main Street Lumberyard

Though no site plan application has been formally submitted by the property owners to the Town of Smithtown.

Clarification: The property owner of the former Nassau Suffolk Lumber and Supply Corp. is North Fork Management and Maintainence, based in East Hampton, not South Fork Management. 

Sketches are now adorning the windows of the former Nassau Suffolk Lumber and Supply Corp. home indicating the desired plans for the property, owned by North Fork Management.

According to Planning Director Frank DeRubeis, North Fork Management is looking to divide the property into two buildings – one 30 feet off of West Main Street that would be used for retail space on the first floor and apartments on the second and third floors, and the other building in the rear of the property between Planned Parenthood and the Assessor's Office that would be used for small offices and apartments.

DeRubeis said while the sketches have been submitted to the town, the owners have not submitted a formal application.

In order to build the desired plans, DeRubeis said North Fork Management needs to make an application to the town board to relieve the zoning restrictions on the property, go to the Board of Appeals to get the variances necessary to build, and get a site plan review for final approval for the proposed site.

The former lumberyard was condemned by the town's building department in the beginning of October, citing the building is "unsafe and its use or occupancy has been prohibited." 

Town Council member Edward Wehrheim told Patch in the beginning of October that there has been discussion about plans by South Fork Management to move forward with building.

"We're being told through the rumor mill that the developer is in the process of getting ready to submit a new site plan to the planning department," he said. "It's very similar to the old one, some changes – I don't have any idea of what they are. We would wait until it's turned in to our planning department and then as a board take a look at it."

I think that adding a "downtown on main" would be great as long as the buildings are up against the sidewalk not set back with a parking lot in front. Also, I think the only way this would work is if bars and restaurants would be allowed to open in these spaces but from my understanding, opening a new bar in Smithtown is virtually impossible. Lets hope this is the first step in moving towards making Smithtown Main Street a desirable place again.

Agreed Sara ... but I am also hoping its not a taking over eyesore like some other "stuck in" housing. But one thing as far as opening a new bar, not sure about that. We have more Bars on Lake Ave and on Main Street that wouldn't stop them from at least trying. I do hope its not going to cause congestion (being built or while active) then now ... bad enough when main was two lanes no could stay straight in them, let alone what bumper to bumper the single lane does during rush hour. Just do the right thing Smithtown for everyone!
